Can you paint over wallpaper?
You can paint over wallpaper that is tight, smooth and dry, but removing it is nearly always the better job. Seams and texture show through paint. Water-based paint can loosen the paste. In Honolulu's humidity, paper that is fine today may lift later and take the paint with it. If it must stay, glue down loose edges, prime with an oil-based primer, fill the seams and then paint.
How much does wallpaper removal cost?
Wallpaper removal has a national cost of $0.80 to $3.00 per square foot, or $320 to $1,200 for an average room, as published by HomeGuide. Paper that has to be soaked and scraped is listed at $3 to $8 per square foot. The price depends on how many layers there are and whether the wall was primed before the paper went up.
My walls are torn up after removing wallpaper. Can they be painted, and do they need skim coating?
They can be painted, but not as they are. Torn drywall paper must be sealed first with a primer made for damaged drywall, or it will bubble when wet paint or compound touches it. Then the wall is filled. If the damage is all over, a skim coat, which is a thin layer of joint compound over the whole wall, is the way to get it smooth. Can you paint a popcorn ceiling instead of removing it?
Yes. You can paint a popcorn ceiling if the texture is firmly attached. It is best sprayed, or rolled gently with a thick roller in one direction, because water in the paint can loosen the texture. Painting freshens it and seals it. It also makes later removal harder, since painted popcorn no longer soaks up water for scraping. How much does popcorn ceiling removal cost?
Popcorn ceiling removal has a national cost of $1 to $2 per square foot for removal only, or $2 to $6 per square foot with new texture and paint. A 500 square foot ceiling is listed at $1,000 to $3,000 and a 1,000 square foot ceiling at $2,000 to $6,000. Those figures assume the ceiling has no asbestos.
Could my popcorn ceiling have asbestos?
Yes, it could. Asbestos was used in some sprayed ceiling textures for decades, and a ceiling put up before the 1980s should be tested before anyone scrapes or sands it. You cannot tell by looking. A small sample goes to a lab. HomeGuide lists lab testing at $20 to $80 per sample and a full inspection with testing at $250 to $850 as national figures.
If the test finds asbestos, removal is work for a licensed asbestos contractor, not a painter. The Hawaii Department of Health's Indoor and Radiological Health Branch handles asbestos questions at (808) 586-5800. In a condo, tell the association too. An intact ceiling that tests positive can often be left alone or sealed.
Is skim coating cheaper than painting over textured walls?
No. Painting over a textured wall is cheaper than skim coating it smooth. By the national figures, texture adds $0.80 to $2.00 per square foot to a painting price, while skim coating a 12x12 bedroom is listed at $580 to $800 before any paint. Skim coat only if you want smooth walls, or if the texture is damaged or patched so often that it no longer matches.
Why does paint show every drywall repair?
You see a repair through paint for two reasons: it was not primed, or it is not flat. Unprimed compound soaks up paint and leaves a dull patch, called flashing. A patch that was not feathered out wide enough leaves a ridge that side light picks up. A patch on a textured wall also shows if the texture was not matched. The cure is to feather wide, sand, prime the patch, match the texture and repaint the whole wall.
Can a painter fix holes and dents in drywall?
Yes. Fixing holes, dents, cracks and nail pops in drywall is part of what we do, and drywall repair is one of our services.
