Should I paint or replace my kitchen cabinets?
Paint them if the boxes are solid, the doors are flat and you are happy with the layout. Replace them if the boxes are swollen from water, the particle board is crumbling, termites have been in them or the layout does not work. By national figures, painting runs $2,000 to $6,500 and full replacement $4,500 to $15,000. On Oahu, replacement also means waiting on shipping.
Is it cheaper to paint or replace old siding?
It is cheaper to paint old siding than to replace it, when the siding is still sound. HomeGuide publishes the comparison for two types only. For vinyl, painting is $1,500 to $5,000 against $4,800 to $11,100 to replace. For aluminum, painting is $1,500 to $7,000 against $6,300 to $20,100 to replace. No such comparison is published for wood, stucco or masonry, which are the common walls here.
On a single-wall Honolulu house the boards are the wall itself. Replacing them is carpentry on the structure, not a siding swap, so keeping them painted is by far the cheaper path.
My wood siding is faded, cracked or 30 years old. Paint or replace?
Paint it, if a screwdriver will not sink into it. Faded and weathered wood siding is normal after years of island sun, and age alone is not a reason to replace. Redwood and fir boards on older homes here have lasted many decades under paint. Small cracks along the grain can be filled and primed. Replace only the boards that are soft, split right through, cupped away from the wall or eaten by termites.
My wood siding has some rot. Paint it or replace it first?
Fix the rot first, then paint. Paint over rot traps water and the soft spot grows under the new coat. In Honolulu, check whether it is rot or termites, because the two look alike once painted. Hollow-sounding wood, tiny holes or piles of pellets point to termites, and that needs a pest control company before a painter. The usual order is: find where the water gets in, replace or repair the bad boards, prime all sides of new wood, then paint the wall.
My trim is rotting or soft. Fill and paint, or new trim?
Small soft spots in trim can be dug out, hardened and filled. Trim that is soft along its length should be replaced. Fascia boards and rafter tails get the most weather on a Honolulu house, and they often fail at the ends and at the joints. As a rough rule, if the damage is smaller than your hand and the wood around it is hard, a filler repair will last. If your finger pushes in over a long stretch, new trim costs less in the end than repeated patching.
Can a painter patch dry rot with epoxy or do I need a carpenter?
A painter can patch small areas of dry rot with a two-part epoxy filler after removing the soft wood. A carpenter is the right call when the piece holds something up, when a whole board or rafter tail is gone, or when the damage runs into the framing. My deck boards are grey and splintering. Stain or replace?
Grey boards can be cleaned and stained. Splintering boards depend on how deep the damage goes. Grey is only sun-bleached surface fiber, and a wash and light sanding bring back sound wood. Boards that are cracked through, cupped, soft at the screws or splintering along their whole length should be replaced first. Mixing a few new boards with old ones is normal. A solid stain hides the difference in color.
My aluminum siding is chalky. Paint it or cover it?
Paint it. Chalky aluminum siding is a good surface for paint once the chalk is washed off completely. The chalk is the old factory finish breaking down in the sun. If you wipe the wall and your hand comes away white, it needs a hard scrub and rinse, and sometimes a bonding primer. Aluminum siding is not common in Honolulu, but aluminum window frames, awnings, patio covers and gutters are, and the same rule applies to them.
Is a 20-year-old deck worth painting or staining?
A 20-year-old deck is worth staining if the frame under it is sound. Check the posts, the joists and the place where the deck meets the house before you spend money on the surface. On Oahu, check for termites too. If the structure is good, replace the worst boards and use a solid stain to protect what is left. If the frame is soft, stain is money wasted. An old deck with a failing frame is a safety matter for a carpenter or deck builder.
